What we actually do
Most people who want a new home still have an old one. The usual advice is to list, wait, then scramble into a purchase and a loan as if those were three unrelated jobs. That is how you end up with overlapping mortgages, a storage unit, and a deal that falls through the week the builder calls.
Home Trade-In is a coordination service. Through licensed listing agents, buyer’s agents, and lenders, we coordinate the strongest available sale of the home you have, the strongest available purchase of the home you want, and the strongest financing that can close with both — then those three legs are sequenced into one move.
We do not buy your house. We do not issue a cash offer. We do not guarantee a price, a rate, or a closing date. Buyers, builders, and lenders make their own decisions. Our job is to put competing options in front of you and keep the calendar honest.
How a file runs

Discovery
Current address, destination area, and the date you actually need to be moved. We will tell you if the timeline is realistic before anyone spends money on inspections.

Parallel shopping
Licensed listing partners solicit and compare sale interest. Next-home options — new construction and resale — are shortlisted with licensed buyer’s agents. Licensed mortgage partners compare lenders against both properties, not against a fantasy close date.

One close
Contracts and the loan are sequenced so you pack once when all three legs are ready. If a builder slips or underwriting slows down, we re-sequence. We do not pretend those delays never happen.
